Retail centre up for auction
A MAREEBA shopping centre anchored by Australia Post for almost three decades is up for auction next month.

Located at 90-94 Byrnes Street, the 1,830sqm retail centre is anchored by Australia Post which has operated from this location since 1997, supported by essential and national tenants including Rural Medical Imaging and Bendigo Bank.
Marketing agent Michael Feltoe said the offering was a rare opportunity to acquire a centre underpinned by some of Australia’s most defensive tenants.
“Established retail centres like this are becoming incredibly hard to purchase, especially in regional markets,” Mr Feltoe said.
“With Australia Post, Bendigo Bank and Rural Medical Imaging accounting for a significant portion of the lettable area, this is the type of asset that investors are targeting, particularly when it offers both income security today and rental upside over time.”
The property is 93% leased across 13 tenancies, with an estimated fully leased net income of $346,544 plus GST per annum. With affordable average base rents of only $224 per sqm, the centre offered a clear path for rental uplift in the medium term, he said.
RWC Retail’s Lachlan O’Keeffe said investor demand for regional Queensland retail assets had strengthened, particularly those anchored by essential service tenants.
“Mareeba is a major regional hub servicing the Atherton Tablelands and broader Far North Queensland, and this centre has provided critical services to the community for decades,” Mr O’Keeffe said.
“With strong underlying land fundamentals, long standing tenants and an affordable rent profile, we expect strong buyer competition throughout the campaign.”
The Post Office Centre will go under the hammer on Friday 13 March in Brisbane.
